Terms & Conditions

  1. A deposit of 20% of the cost of the weeks booked is required with your booking form. In the event of a cancellation more than 8 weeks prior to your holiday, one week's deposit is non-refundable and the second week's deposit will only be returned if an alternative booking can be found. If a cancellation is made less than 8 weeks prior to the holiday the full amount is due. We would advise clients to take full travel, cancellation and personal insurance.
  2. Please note the bookings will be released without return of the reservation deposit if the full balance is not received on the due date, namely 8 weeks before the reserved holiday period.
  3. Clients are fully responsible for any damage and/or losses to the owners' property and belongings and must undertake to inform the owners of any damage to accommodation or its contents during their occupation and to pay for any damages or missing items and excessive or unusual services consumed. Clients are required to leave the holiday villa as they found it on arrival i.e. in a clean and tidy state. Should the property be deemed to be in poor condition in terms of general cleanliness and requiring deep-cleaning treatment an additional cost will be retained from the security deposit. Clients are fully responsible for the disposal of rubbish and are asked to place all rubbish in the bins provided at the allocated points by the roadside into the village.
  4. A security deposit of £150 will be notified on the final invoice and will be refunded in full or in part on your return home.
  5. Price includes gas (for cooking only), electricity and water. This is based on an average consumption, and the owner reserves the right to charge for excessive use of these services. Any charges would be deducted from the security deposit being held. Wood/charcoal/gas for heating will be charged extra.
  6. Linen and towels are provided and any spoilage to linen caused by misuse or reactive cosmetic products will be charged for and deducted from the security deposit.
  7. The accommodation, services and facilities of the property let are solely for the use of those named on the booking form or as otherwise agreed in writing. The maximum sleeping capacity, including infants, must not be exceeded under any circumstances. If the party using Woodlands Villa and facilities, including pool and grounds, is found to differ from those named on the booking form, or exceed the maximum capacity, the right is reserved to make additional charges or ask members of the party to vacate the property. Pitching of tents and parking of caravans is not allowed. The owners reserve the right to take any action deemed necessary if the property, its pool or its grounds is deemed to be abused or misused.
  8. Clients are requested to have consideration for other residents in the area and not to cause any nuisance. Noise should be kept to a minimum and the volume of any music should be reduced after 11pm.
  9. No responsibility can be taken by the owners for anyone in or around the property or playing in or near pools, wells, lakes, rivers, woods or fields.
  10. Any complaints, either on arrival or after occupation has commenced should be brought to the attention of the owners agent immediately so that any remedial action, where necessary, can be taken without delay. For our part, we will do everything possible to deal with any difficulties both quickly and effectively so as to minimize any adverse effect on your holiday.
  11. The owners and/ or their agent retain the right to enter the property at any reasonable time for the purposes of cleaning and to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment.
  12. Distances to and sizes of the property, pool etc quoted are approximate. Pool and grounds will be maintained during your stay and under no circumstances must tenants touch or interfere with equipment or materials.
  13. The property is in the country and clients should be aware of local flora and fauna.
  14. In rural Turkey the presence of animals, birds and insects in surrounding countryside and, on occasion, living in inaccessible places such as eaves, and attics is inevitable. Visitors are warned that to some extent this is normal and we cannot take action to eradicate such pests unless it is deemed to be a serious nuisance.
  15. The property is available from 4pm onwards and tenants must vacate the property by 11 am on the day of departure, unless by prior arrangement when booking the villa.
  16. Smoking is not permitted inside Woodlands Villa and clients are requested to use the balcony/terrace for this purpose, and to dispose of the litter in the household waste bin.
  17. Pets are not permitted except by prior arrangement
  18. The owners do not accept any responsibility for any children included in the party nor for any of the clients’ personal belongings.
  19. The owners do not accept any responsibility for any claim arising as a result of any matter over which they have no control including property and animals not owned by them.
